Step one
The file as it stands. The documents you received from the seller or broker, the plans, the zoning and planning information, the soil and environmental data, the correspondence that belongs with it. No polished data room, no preparatory work on your side.
What is missing is information too: a file that stays silent on a subject it should speak about is itself a finding.
Step two
An evaluative review of the document set, read the way an objector or a critical adviser would read it. Four angles:
What do the planning documents say about what is allowed here, and does the file carry the assumptions the project makes about it?
Which steps does the file assume, what is actually on record, and where does the timeline rest on expectation instead of documents?
What is known about the soil and the environmental situation, what does the file claim about them, and what information is missing?
Where do documents contradict each other: plans versus texts, older documents versus recent ones, promise versus annex?
Step three
A findings report: what we found, where it sits and why it matters. Every finding points to the place in the file it rests on; what we could not anchor, we do not claim.
Along with it: the questions to put to your advisers. Not because we take over their work, but so their hours go to the right points and you sit at the table with a list instead of a feeling.
